THE GLEN OF PACIFIC GROVE HOMEOWNERS ASSOCIATION November 4, 2004 1.0 CALL TO ORDER 6:00 PM 2.0 ROLL CALL Candy Pollock Director Managing Agent Joseph Chaffers - absent Members present – none 3.0 3.01 Gutters on 2 story buildings – someone needs to clean them. Rutherford will look into it and call someone to give us an estimate for cleaning. 3.02 Glen Heights – Judy Richards (648-1519) says one of their residents wants to trim our trees because they obstruct their views. Trimming is ok but not topping. They will have to use our tree trimmer who will know not to over-trim. 3.03 #67 - wants their garage painted. Their garage door is almond and they want Navajo white. The ACC needs to develop a form. The old garage doors are being painted Navajo white, the new garage doors are not being touched. Candy will have the owner contact the ACC. 3.04 Lake – Bob Blake used to do our lake. He put the pumps in. 3.05 Painting – we still do not have a signed contract with Ekim Painting. Grossman took a version signed by Ekim and amended it to add “Scope of Work.” Rugar will obtain Ekim’s signature. 3.06 Fences behind #59 through #71 – the Cruz brothers do not have a power washer. Lots of lattice work. Ekim will paint at $370/piece. 3.07 Quality of painting – discussion 3.08 Iron fence behind #42 – owner claims it was damaged by the painters. Association will take care of it. 3.09 #42 patio door – warping. Very little roof overhang on many of the patio doors. Similar problems with patio doors in #s 58, 80, and 110 and perhaps 16 other units. Apparently a design defect in the one story units. Rutherford will have Dennis Sullivan fix #42. Installing roof overhangs for all single story units which need them should be an agenda item. 3.10 Expert – Rodger Axt recommended we hire Santiago Ramos as a painting expert to assist The Glen in dealing with Ekim Painting. Rugar called Santiago Ramos as did Candy. Never called back. Ruben (Ekim’s foreman) said he is hand brushing the underboards. Motion by Rugar, seconded by Jim Ray, that The Glen not hire an “expert” to interface with Ekim. Motion passes unanimously. Motion by Grossman, seconded by Rutherford, that The Glen hire Dennis Sullivan for one-half day now at $50 per hour and one-half day at the end of the painting contract during our 30 day inspection period to review the quality of the painting and provide us with a written report. Motion passes. 3.11 Pollock and Rugar advised they hired one of Ekim’s painters to do interior painting for them on the weekend. 4.0 / ADJOURNMENT – |
